Can loan conditions be negotiated?

- Yes. What is more, we should negotiate with banks. In the case of failure, we can always compare the given offer with those from other banks. We can negotiate the commission for the granting of a loan and the margin. A commission is a one-time fee specified in percentage. It depends on the amount of the loan. A margin is a component of the annual interest rate of the loan. During negotiations, we usually come across margins. Even a small decrease in percentage will allow us to save a lot.

What are the additional costs
of a loan?

- These are the additional liabilities in favor of the bank that affect the total cost of repayment. These may include:  Additional insurances may affect the level of a loan installment. In some banks, they are obligatory, in others – optional. Example insurances include: insurance of the real property against random events, insurance of the missing own contribution, life insurance for the period of repayment of the debt, insurances in the case of losing a job, bridge insurance for entering a bank mortgage in the land and mortgage register of the real property under the loan.

 

 

 

A fee for a bank account (if the bank collects fees for accounts) is a monthly amount paid by the borrower as a result of using the account in the bank in which they have a loan.

Can you increase your creditworthiness?

- Yes. What is crucial is the type of agreement, under which we are employed. Banks prefer an employment agreement concluded for an unspecified period of time. What is also important is how long ago the agreement was concluded. Different banks require employment of at least 3, 6 and sometimes even 12 months, for your income to be taken into account.

 

Your workplace is another important element. The state is considered to be the safest employer. Banks also value the clients employed in limited liability joint stock companies. However, the most important factor is the stability of the given enterprise and its position in the market.

All the banks review the reports from the Loan Information Office (BIK). The report tells the bank whether we’ve paid back all our previous loans. Each violation of repayment affects our creditworthiness. We may improve our creditworthiness in BIK by taking a small consumer loan and repaying it in a timely manner.

A loan with your own contribution bears a lower rate and requires lower creditworthiness. It is possible to extend the period of credit repayment. This will cause our creditworthiness to increase.

 

A married couple is treated as one household, which reduces maintenance costs and improves creditworthiness. However, if your spouse has poor credit history, the regime of separate property may be the solution. They will not be taken into account in the determination of your creditworthiness.

 

If you transfer your loans to a cheaper bank, your installments will be lower and your creditworthiness will increase.

Can you pay back your loan prematurely?

- You can always do it. It is regulated by the Loan Act. You just have to remember that for the first 3/5 years (depending on the bank), banks charge a commission. Premature repayment of a loan is not always beneficial for us.

Can you transfer a loan to another bank?

- Yes. If the loan conditions are better in another bank, you should analyze the possibility of transferring your liability to another credit institution. I then repays the outstanding part of our debt. Sometimes it’s a very beneficial option. When we apply for loan for buying an apartment, the bank takes into account the price for which we are purchasing it. When transferring the loan, the bank takes into account the market price of the apartment. However, sometimes it is possible to negotiate the margin with the current lender. It is possible it was higher at the time when the loan was granted. In order not to lose a client, banks may agree to lower their margin.
